The Covenants, Conditions and Restrictions of the homeowners association are the written rules and restrictions on the use of your property (and the common areas). When you buy a property at Islandia, you automatically agree to abide by the CC&R's. The CC&R's are filed with the California Secretary of State, and are legally enforceable.

The sister document to the CC&R's are the bylaws of the association. They covers the day to day running of the association, and the process board members go through to get on the board.
